TENANT INFORMATION
Rent payments are due the first of each month. Late fees will be assessed beginning on the fourth day of the month and a daily fee will be added each day to that beginning on the fifth day. All payments are to be made online at www.dcipm.net
Any returned payments will be charged a $35 returned payment fee and the late fees will be charged until the account is current.
Utilities must be transferred into your name prior to moving into the property.

Repairs: All Repair Requests must be submitted at www.dcipm.net for proper documentation. Please do not contact a repairman on your own unless told to do so by DCI Property Management.
In the event of a water emergency (broken pipe or hot water heater, etc.) turn the water off at the meter. If possible isolate the leak. If the leak is from a water supply line (to a toilet or sink) then it is not considered an emergency. If not, contact DCI Property Management and we will send someone out as soon as possible. Please remember that a leak in a sprinkler line is not considered an emergency. In the even that your personal property is damaged due to a fire or water damage please contact the provider of your renter’s insurance.
Mail: If your mail box is not located outside your door or near your drive way then you have a community box located on or near your street. To receive a key for your mailbox go to the nearest US Post office with a copy of your lease. They will have your box rekeyed and will provide you with a key. You can find the closest post office by going to www.usps.com. Please remember to complete a Change of Address Notice with the post office or online when you leave so you do not miss any of your mail.
Move-Out Policy: As stated in your lease agreement, a minimum of 30 days is required when you are planning to move out of the property. Your notice must be received in writing. Once your notice has been received you will be sent a letter explaining move out procedures along with a copy of your Property Inventory and Condition form. This must be done even if you are at the end of your lease and you are not planning to renew the lease.
Within 7 days of moving into the property you will be contact by a locksmith to change the locks on the property as per Texas Property Code. The locksmith will provide you with new keys for the property. If you are ever locked out, please contact Pop-A-Lock Locksmith Service at 915-533-5625. Please note you will be responsible for all charges associated with the locksmith.
Renters Insurance: We strongly recommend that you obtain renters insurance which covers your belongings.
Refrigerated Air Conditioner Unit Maintenance: If your home comes with refrigerated air, you are responsible to change the air filters a minimum of every 3 months and more often if you have pets. This will help with air flow in your home. Also, during the summer heat, please set your temperature between 74-76 degrees for optimum performance of your unit. If temperature is set lower, it can cause the unit to frost and malfunction.
Evaporative Cooler: Units must be serviced for the change of season from hot to cold and cold to hot. We will have our a/c technician contact you at the appropriate time for seasonal maintenance.
